Design / Build with Value Engineering
A. New Construction Project

Overview – Prepared proposal
for plumbing, HVAC and mechanical project using owner’s
bid documents. Discussed budget concerns with owner and proposed
value engineering suggestions to redesign systems to best serve
the new facility and meet owner’s desired budget. Developed,
engineered and installed the following mechanical systems for
30,000 square feet of Sales, Office and Vehicle Service Areas.

B. Renovation and Alteration
Berkley Condominium – Atlantic City, NJ
Scope of Work - Boiler and Hot Water System
Renovation for 160 unit 22 story building
Overview – Met with owner
to review annual operating expenses, fuel costs, breakdown maintenance,
general condition and lifecycle of 31 year old mechanical equipment.
Developed engineering study with Concord Building Solutions and
gave the owner a proposal that included in-kind equipment replacement
energy costs, new equipment costs, energy savings and energy rebates
that qualified for New Jersey Smart Start programs. The owner
agreed to replace all boilers, heat exchangers, controls and piping.
1. Demo of 16 Hydrotherm boilers installed in
1974 located in rooftop mechanical room. Existing cast iron boilers
with a 75% efficiency rating and Hydrotherm tube bundle heat exchangers
for domestic hot water.
2. Furnished and installed four new 1,000,000
BTU Hydrotherm state-of-the-art high efficiency boilers. These
new boilers deliver 20-100% modulation with a 94% efficiency rating.
That’s right 4,000,000 BTU’s at 94% efficiency.
3. Remove heat exchanger used to produce hot
water for swimming pool and install one Laars Teledynne high efficiency
pool heater.
4. Furnished and installed two 2,000,000 BTU
plate and frame heat exchangers for domestic hot water system
connected to existing 2,000 gallon storage tank.
5. Provide variable frequency drive (VFD) for
main corridor HVAC system and CO detector with thermostatic controls
to maximize energy savings during off peak hours.
6. Developed hot water piping system with 3-way
valves to take 2000 gallon domestic water storage tank off line
during winter months when occupancy is only 30%. Using the building
piping as the storage system for domestic hot water reduced costs
an additional 10%.
